INDEPENDENT REAL ESTATE CONSULTANT

Buying an apartment is about more than square metres.

Independent advice on buying an apartment in Vilnius and Kaunas.

An attractive rendering, a good location or a convincing sales presentation does not answer every important question. I help you assess the choice from the buyer’s perspective.

01 / INDEPENDENT ASSESSMENT

When you are choosing more than an apartment,
you are making a long-term decision.

Support with buying an apartment means assessing a specific choice, its risks and opportunities in relation to your needs.

01

Project and developer assessment

Previous projects, reputation, shared spaces and property management arrangements. We discuss warranty terms and the questions to ask the developer.

02

Apartment quality assessment

We review the proposed technical solutions, materials and durability from a practical real estate perspective. Where a detailed inspection is needed, a relevant specialist should be involved.

03

Price and long-term value

We assess the price against the location and project quality. We discuss fit-out requirements, additional costs and the property’s long-term value prospects.

04

When you are comparing apartments

We compare the options using the same criteria. We assess the key trade-offs against your priorities rather than the sales presentation.

05

Layout and interior potential

We assess how the spaces function, the interior direction, and the possibilities for materials and lighting. We discuss where to invest and what to clarify before buying.

06

I can join you at the viewing

Within the agreed scope, I attend viewings or meetings and help raise the important questions. Attendance is arranged individually.

04 / FREQUENT QUESTIONS

Before you buy,
ask the right questions.

Brief answers about choosing an apartment and getting advice.

What should I check before buying an apartment?

Review the project and developer’s track record, technical solutions, layout, location, shared spaces, management costs, price and warranty terms. Before paying a deposit, clarify the obligations, deadlines and what is included in the price.

How can I assess a property developer?

Review the developer’s earlier projects, their delivery and upkeep, residents’ experiences and the warranties provided. Clarify who is responsible for fixing defects and how building management is organised.

How can I tell whether the asking price is reasonable?

Compare similar properties by location, construction and finish, size, floor, layout and additional costs. Price per square metre is only part of the picture: consider the total cost of buying and moving in. The consultation is not a formal property valuation.

Can you compare two different apartments?

Yes. Several options can be compared using consistent criteria: location, quality, price, layout, fit-out needs and long-term value prospects. The priorities are agreed around your lifestyle and budget.

Can the consultant attend an apartment viewing?

Yes. Attendance at viewings or meetings is arranged within the agreed scope of support. A consultant’s practical assessment does not replace a technical inspection by a qualified specialist.

Is it useful to seek advice before choosing an apartment?

Yes. At the outset, we can define selection criteria, a budget and questions for the seller. Advice is also useful when you have a shortlist, or before making a decision and paying a deposit.

Is the consultation only for new-build apartments?

No. Support can be useful when buying a new-build or an existing apartment, a house or a townhouse. The consultation is tailored to the property and your situation.

Do you only offer consultations in Vilnius?

Apartment-buying consultations are available in Vilnius and Kaunas, and remotely. Viewing locations and support in other cities are agreed individually.
